If you’re looking for a home near Park City with stunning Jordanelle Reservoir views and more space for your money, Deer Mountain is worth checking out. We’ve helped a number of buyers and sellers in this neighborhood and know the details that matter—which homes have the best views, which ones sell quickly, and what to consider before making a move.
What You Need to Know About Deer Mountain
Deer Mountain sits just 10 minutes from Park City and 5 minutes from the Jordanelle Reservoir, making it a great spot for both full-time residents and second-home owners who want quick access to skiing, hiking, and lake activities. It’s located right off Highway 248, so commuting to Salt Lake City (40 minutes) or heading into town is easy.
The Homes & Pricing
Homes here range from 3,000 to 6,000 square feet, and you’ll find a mix of:
✔ Townhomes – Lower-maintenance living with great views
✔ Single-family homes – Custom builds with more space and privacy
✔ Vacant lots – For those looking to build their dream home
Most homes are 3-6 bedrooms with open layouts and big windows to take advantage of Deer Valley and Jordanelle views. Compared to properties inside Park City limits, Deer Mountain offers a lot more space for the price.
What You Won’t Get
✔ No short-term rentals – If you’re looking for an STR investment, this isn’t the spot.
✔ No big community amenities – No clubhouse or pool, but you’re close enough to town for that.
✔ Some homes have road noise – Homes near Highway 248 can get some traffic noise, so that’s something to factor in when choosing a property.
Outdoor Lifestyle
One of the biggest draws to Deer Mountain is easy access to year-round recreation:
✔ Hiking & Biking – There’s a great trail system in and around the community.
✔ Jordanelle Reservoir – Boating, paddleboarding, and fishing are just minutes away.
✔ Skiing – Deer Valley’s Jordanelle Express Gondola is about 8 minutes away, making this a great option for skiers who don’t want to pay Deer Valley home prices.
