As a local real estate agent, I keep a close watch on Black Rock Ridge—and for good reason. It’s one of the best options near Park City for buyers looking for more space, modern finishes, and relatively lower prices than in-town properties. If you’re considering buying or selling here, here’s what you need to know.
Location & Convenience
Black Rock Ridge is 10 minutes from Park City and right off Highway 40, making it an easy commute whether you’re heading to the slopes, Main Street, or Salt Lake City. You get the views and the mountain lifestyle without the in-town price tag.
Homes & Pricing
Most homes here are 3-4 bedroom townhomes and condos, most built within the last decade. They have:

✔ High ceilings
✔ Solid finishes like granite countertops and wood floors
✔ Attached garages (for townhomes)
✔ Killer views of Deer Valley and Park City
Current listings range from $1M to $1.5M, depending on size and views. Prices have gone up, but compared to similar properties in town, this is still a strong value for the space you get.
Amenities—What You Get (and What You Don’t)
Black Rock Ridge itself doesn’t have built-in amenities—no clubhouse, no pool, no gym. However, you can join Club Black Rock at Black Rock Mountain Resort next door. That gives you access to:

✔ Fitness center
✔ Sauna & steam room
✔ Game room & restaurant/bar
The resort is also building a NHL-sized ice rink and event center (still under construction), which could drive more demand for the area.
Short-Term Rentals & HOA Fees
✔ STRs are allowed, which is a big plus for investors.
✔ HOA fees are about $500/month, covering internet, cable, water, sewer, landscaping, snow removal, and exterior maintenance.
